UPDATE: WI one-year redemption right gave me time to save my Madison home after the sale

Lost my Madison home at sheriff's sale. But WI's one-year redemption saved me. Used 9 months to rebuild finances and redeemed by paying the sale price plus costs. Total $225k on a home worth $290k. WI's redemption right is REAL and USABLE.

How did you finance the $225k?

W
u/WImodSuccess · 3 months ago

Combination of savings ($50k), family ($75k), and a hard money lender ($100k) immediately refinanced into a conventional mortgage. The $65k in equity made it worth the effort.

USDA special forbearance, modification, and mortgage recovery advance (up to $25k). Contact USDA WI at (715) 345-7600. Also the WI Farm Center at (800) 942-2474 provides free mediation and counseling for farm families in financial distress.

Used the WI Farm Center during the last dairy downturn. They provided excellent mediation and connected me with USDA programs. USDA forbearance bridged the gap until prices recovered.

Foreclosure filed on my north side Milwaukee home -- how does WI's process work?

Own a home on Milwaukee's north side. Behind 5 months on $1,100/month. Servicer filed in Milwaukee County circuit court. What should I expect?

W
u/WIHousingCounselor · 7 months ago

WI's judicial process gives you 10-14 months plus the one-year redemption. Milwaukee County also has mediation. FILE YOUR RESPONSE within 20 days. Contact Legal Aid Society of Milwaukee for free help. Contact a HUD counselor (Neighborhood Housing Services, Milwaukee Urban League). Apply for WHEDA assistance. Milwaukee mediation has helped many north side homeowners get modifications.

M
u/MKEnorthFCwin · 7 months ago

Used Milwaukee mediation on my north side home. Got a free attorney from Legal Aid. After 3 sessions the servicer offered a modification with lower rate and arrears capitalized. WI's process gives you real time. Use every day.
