UPDATE: HEMAP + modification saved my Allentown home -- Pennsylvania's unique loan program works

Success from Allentown. Was 5 months behind on my mortgage. Applied for HEMAP through PHFA. HEMAP provided a $12,000 loan at low interest to bring me current. Also got a Flex Modification lowering my rate. The HEMAP loan is repaid at $100/month which is manageable on top of the reduced mortgage payment. HEMAP is unique to PA and it works. Apply if you qualify.

Correct -- HEMAP is a loan but at very low interest. Mine is at about 2% interest repaid over 10 years at $100/month. The qualification requires that your hardship was involuntary and temporary. The loan brings you current with the servicer and then you repay PHFA over time. Much better terms than any private loan and it's specifically designed for exactly this situation. Homewood homeowner who went through this. Got HEMAP funds ($6,000) that brought me current, then a modification to lower the payment. Also Neighborhood Legal Services represented me in the court case for free. Pittsburgh doesn't have Philly's diversion program but HEMAP is available everywhere in PA and it's genuinely helpful.

Went through the Philly diversion program. Had a CLS attorney at all 4 conferences. Got an FHA modification with lower rate and arrears capitalized. Payment dropped $300/month. Also received HEMAP funds to cover a portion of the arrears. The diversion program is phenomenal -- the free attorney was the key to success.
