UPDATE: NJHMFA Homeowner Assistance Fund covered $18,000 in arrears on my Paterson home

Huge win from Paterson. Was 8 months behind on my mortgage. Applied for NJHMFA's Homeowner Assistance Fund with a HUD counselor's help. NJHMFA sent $18,000 directly to my servicer, covering all arrears. I'm now current. Also got a modification to lower my going-forward payment. NJ homeowners -- NJHMFA has REAL money available. Application to funding took about 8 weeks. Yes there are income limits but they're relatively generous -- I believe area median income limits apply. My HUD counselor handled the entire application. The program is designed for homeowners behind on their mortgage due to financial hardship. Contact NJHMFA at (609) 278-7400 or ask your HUD counselor to help you apply. The funds go directly to the servicer so there's no risk of the money being diverted.

My mortgage payment on my Long Branch (Monmouth County) home is $2,400/month. Property taxes are $12,000/year ($1,000/month). So I'm paying $3,400/month total. I fell behind after hurricane damage disrupted my income. The property taxes feel insane. Am I paying too much?

$12,000/year is unfortunately common in Monmouth County -- NJ has the highest property taxes in the nation. Steps: 1) Appeal your tax assessment with the Monmouth County Board of Taxation if the valuation seems inflated. 2) Apply for the ANCHOR property tax benefit program. 3) Contact your servicer about a modification that addresses the total payment including escrow. 4) For the hurricane damage, apply for disaster forbearance and FEMA/SBA assistance. 5) A HUD counselor can assess whether the total housing cost is sustainable at your income level. I appealed my Monmouth County assessment and got a $30k reduction which saved about $100/month in taxes. The appeal process is straightforward -- you can do it yourself with comparable sales data. Also applied for ANCHOR which provided a $1,500 rebate. Every dollar helps in NJ. Check the county tax board website for appeal deadlines.

NJ settlement conferences are mandatory and extremely effective. The court schedules conferences between you and the lender facilitated by a court panelist. Steps: 1) FILE AN ANSWER within 35 days. 2) Contact Legal Services of NJ or Legal Aid Society of Essex County for FREE representation. 3) Contact a HUD counselor to prepare your loss mitigation application. 4) Attend every conference with your attorney and HUD counselor. 5) The panelist will push the lender to evaluate all options. NJ's 18-36 month timeline gives you substantial time. Having a lawyer isn't required but it dramatically improves outcomes.

Went through NJ settlement conferences in Essex County. Had a Legal Aid attorney at all 5 sessions. The panelist was tough on my servicer and required them to evaluate me for every possible option. End result: FHA modification with lower rate, extended term, and arrears capitalized. Payment dropped from $1,500 to $1,050. NJ's process works but you need professional representation.
