UPDATE: OHFA Homeowner Assistance Fund + Cuyahoga mediation saved my Cleveland home

Success from Cleveland Heights. Was 6 months behind. OHFA covered $9,000 in arrears. Cuyahoga County mediation facilitated a modification negotiation. Simultaneously. My HUD counselor at NHS Cleveland submitted both the OHFA application and the modification application at the same time, then presented the combined solution at mediation. The mediator supported the approach and the servicer accepted. Having a counselor coordinate everything was the key.

Columbus suburb -- bought during the boom and ARM is resetting. What should I do before I fall behind?

Bought in a Columbus suburb (Delaware County) for $380k in 2022 with a 5/1 ARM at 3.5%. Rate resets next year to approximately 7.5%. Payment will jump from $1,500 to $2,500. I make $75k. I'm not behind yet but I will be. Can I get a modification before I miss a payment?

Yes -- imminent default (ARM reset making payment unaffordable) is a valid basis for a pre-default modification. Contact your servicer NOW about converting to a fixed rate. Also contact a HUD counselor to prepare the application. At $75k income and a $2,500 projected payment, you clearly qualify for modification based on the debt-to-income ratio. Act BEFORE the reset hits -- it's easier to modify from a current position than from a delinquent one.

Got a proactive modification in Columbus before my ARM reset. Servicer converted to a 40-year fixed at 5.5%. Payment increased slightly from the initial teaser rate but nothing like the reset would have been. Smart of you to plan ahead -- most people don't act until they're already behind.

At $950/month, your payment is very affordable -- a modification could lower it further.
