Combination: $35k from savings at the new job, $70k from a home equity line from a family member, and $50k from a hard money lender. The hard money loan was expensive (12% interest) but I immediately refinanced it into a conventional mortgage at 6.5% after redemption. Applied for MSHDA assistance during the last production slowdown. They covered $5,600 in arrears directly to my servicer. Processing took about 5 weeks. The program is real and it works. Also got forbearance from my servicer during the slowdown. When hours came back I was caught up and current. Michigan servicers have seen auto industry cycles before -- they'd rather help than foreclose.

Own a house on Detroit's east side. Behind 3 months on my mortgage ($850/month) and $4,200 behind on property taxes. I just got a 90-day notice from my mortgage servicer AND a notice from the Wayne County Treasurer about the tax delinquency. Am I fighting two separate foreclosures?

Priority actions: 1) Address the property taxes FIRST -- Wayne County tax foreclosure has strict deadlines and can result in losing your home regardless of mortgage status. Contact the Wayne County Treasurer about a payment plan immediately. 2) Apply for Detroit's Poverty Tax Exemption if your income qualifies. 3) For the mortgage, use the 90-day notice period to submit a loss mitigation application through a HUD counselor (U-SNAP-BAC, Wayne Metropolitan Community Action Agency). 4) MSHDA's Homeowner Assistance Fund may cover both mortgage arrears and property tax delinquency. 5) Contact Michigan Legal Services for free legal help with both issues.

I dealt with both in Detroit too. The Wayne County Treasurer's payment plan saved my house from tax foreclosure. They let me spread the $3,800 over 12 months.
