Incredible outcome I want to share. Lost my home in Davenport to a sheriff's sale. Thought it was over. But Iowa's one-year redemption right gave me time. During those months I got a new job, saved aggressively, and borrowed from family. At month 8, I redeemed the property by paying the sale price ($145k) plus interest and costs ($12k) -- total of $157k. My house is worth $210k so the equity was worth fighting for. Iowa's redemption right is a real, usable protection. Don't give up even after the sale.

Combination: $45k from savings at the new job, $60k from a family loan, and $52k from a hard money lender secured by the property's equity. Then immediately refinanced the hard money loan into a conventional mortgage. It was complicated and stressful but the $53k in equity ($210k value minus $157k redemption cost) made it worth every effort. An Iowa real estate attorney helped structure the redemption and refinancing. The key is that Iowa law gives you a FULL YEAR -- that's enough time to rebuild if you have income and determination.
