UPDATE: Loan modification approved in Fort Wayne -- Indiana's judicial process gave me time to fight

Success story from Fort Wayne. Was 7 months behind on my conventional mortgage. Servicer filed foreclosure in Allen County. Got a free attorney through Indiana Legal Services who filed an answer and requested settlement conferences. While the case was pending, submitted a Flex Modification application with help from a HUD counselor. Approved: rate reduced, term extended, arrears capitalized. Payment dropped from $1,500 to $1,100. The whole process took 9 months. Indiana's judicial system works.

Three sessions over about 4 months. The judge facilitated directly and held the servicer accountable. My attorney made sure all documents were filed correctly and pushed back when the servicer dragged their feet. The combination of legal representation and HUD counseling was the key. Neither alone would have been as effective as both together.

Inherited my grandmother's house in Gary -- behind on property taxes and the mortgage is unclear. Help?

My grandmother passed and I inherited her house in Gary. The house has been in the family for 50 years. I'm not sure if there's still a mortgage and the property taxes are $4,200 behind. First steps: 1) Check the Lake County Recorder's office for any outstanding mortgage on the property. If the mortgage was paid off, you only need to deal with the property taxes. 2) Contact the Lake County Treasurer about a payment plan for the $4,200 in back taxes -- Indiana counties typically offer installment plans. 3) Make sure the deed is properly transferred to your name through the probate court if that hasn't happened yet. 4) Contact Indiana Legal Services (NW Indiana office) for free help with probate, title, and tax issues. 5) If there IS a mortgage, the servicer must work with you as the heir. You have rights under the Garn-St. Germain Act to assume the mortgage. A HUD counselor can help navigate all of these issues.

Check with the Gary Housing Authority and the city's community development office. Also, Legacy Foundation NW Indiana sometimes has grants for property tax assistance. The $4,200 is manageable with a payment plan -- don't let the family home go to a tax sale.
